Condo Keyless Entry in Vancouver: Replace Strata Key Fobs
For strata councils and property managers
Tired of lost fobs, fob fees and chasing fobs at every move out? Condo keyless entry in Vancouver lets residents get access by email and open doors with their phone. Here is how it works.
Free consult with Tony. No pressure, no jargon.
How much admin does replacing fobs save a property manager?
Today each lost or unreturned fob means a form, a fee, a trip to the manager’s office and a new fob to program, and the old fob works until someone deletes it. With phone entry, there is no fob to program, hand out or chase for residents who use a phone.

How does keyless entry handle move ins and move outs?
The manager adds each resident by email in the ButterflyMX or Kisi dashboard, and the resident sets up the app from that email. ButterflyMX can set a future start date for a new owner. At move out, the manager removes the resident and their phone stops opening doors. In ButterflyMX, that also revokes their Wallet key.
How do residents open doors with a phone?
They tap the phone on the reader, press unlock in the app as they walk up, or answer a visitor’s video call and open the door from anywhere. Not every reader supports every method, so we check your readers first.
- ButterflyMX: Apple and Google Wallet keys tap on NFC readers, as a paid add-on per key. Bluetooth unlock works within about 10 feet.
- Kisi: Tap to Unlock uses Bluetooth and NFC. Apple Wallet passes need a Kisi Reader Pro 2.1. No Google Wallet pass today.
What if a phone dies or a resident has no smartphone?
ButterflyMX residents can use a six digit door PIN if the building turns PINs on, and iPhone Wallet keys keep working for up to 5 hours after the battery dies. Fobs and cards still work, and ButterflyMX calls can ring a landline. Kisi supports its own cards, tags and fobs.

How do guests and deliveries get in without a fob?
Visitors call a resident from the video intercom, who opens the door from the app. If the property turns them on, ButterflyMX residents can also send a Visitor Pass, a QR code and PIN for set days and times, or a Delivery Pass, a single use PIN that expires after 30 days unused.

What about privacy and entry logs?
Entry logs, visitor photos and resident emails are personal information under BC PIPA. Follow the OIPC BC privacy guidelines for strata corporations. ButterflyMX keeps a photo of each Visitor Pass entry for 365 days, so tell residents and limit who sees logs. General information, not legal advice.
What should a council decide before switching from fobs?
Settle these before quotes. We go through them at the free consult.
- Which doors, gates and parkade entrances get readers, or a plate camera.
- Tap, app or Wallet keys, and who pays for Wallet keys.
- The backup for dead phones and residents without smartphones.
- How long fobs keep working during the switch.
- Who can add and remove access, and who can see logs.
- Whether you need a council vote or bylaw change.
For the parkade, ButterflyMX licence plate recognition can open the gate for approved plates, so nobody needs a gate remote.
Old enterphone too? Read the strata intercom upgrade guide.
Questions about replacing fobs
Can we keep fobs working during the switch?
Usually. ButterflyMX and Kisi both work with fobs or cards as well as phones. Whether your current fobs carry over depends on the readers, which we check.
Who pays for Apple and Google Wallet keys?
ButterflyMX Wallet keys are a paid add-on per key. Kisi Apple Wallet passes need a Kisi Reader Pro 2.1 and an Apple Pass subscription. We confirm pricing before we quote.
Does phone entry work if the internet goes down?
Kisi Tap to Unlock can work offline at the reader; unlocking in the app needs a connection. Keep a PIN, fob or card as backup.
Are you a ButterflyMX or Kisi partner?
Yes. We’re a partner of ButterflyMX, Kisi and Rhombus, and we install and support their systems.
